The design process is one of the main challenges. It takes too much time, resulting in a long lead time for customers. it is not cost-efficient given the designer & developer costs. It slows down the development time & the possibility for having errors is high.

This is a major challenge and disadvantage for both custom manufacturers (who are processing many orders), for the engineers who are waiting on those tools to improve their own processes & of course the customers.

لابد من اللجوء لاستخدام الأساليب الحديثة وإحداث التوافق بينها وبين الأدوات التقليدية . وإن عمليات التصميم تمثل التحدي الأكبر في مجال الهندسة المعمارية حيث أنها تستغرق وقتاً طويلاً وتؤد إلى إبطاء التطور.

Requests from potential buyers to view the property before they rent, lease or buy is a standard procedure. This entails for large-scale property managers who have thousands of properties to manage, they have to deal with the overhead of hundreds of property inspections everyday.

هناك إجراءات عامة لعملية طلب المشتري أن يرى مكان قبل الإيجار أو الشراء. هذه يساعد المسؤولين عن هذه الأماكن والذين لديهم آلاف الوحدات ان يدروا هذه العمل كما يجب عليهم أن يغطوا اجور مئات العاملين الذين يقومون بتفتيش على هذه الوحدات بشكل يومي.

ويتيح للعملاء الكثير من الاختيارات هذه الأيام وقد أثبتت الدراسات أن العملاء الراغبين في تأجير او شراء الوحدات السكنية يقومون بزيارات عديدة لهذه الوحدات تتراوح بين ثمانية إلى ستة عشر زيارة.

Building an after sales journey X

Agents' efforts & main concern are focused on the pre-sales part of the process. But what happens after the sale is done? The after-sales service journey starts which should ideally begin the moment a customer books an apartment, and should continue till the delivery date, however the after-sales journey is the most neglected area and there are several post-closing challenges that are yet unaddressed.

According to NAR, 91% of all realtors never contact the buyer or seller of a home after closing the deal.

One of the major challenges is that houses are delivered after at least 4 to 5 years from the closing date, during this period customers requirements change dramatically and with the lack of communication, engagement and follow ups between developers and customers after the sell closes causes huge problems arise by the time their houses are delivered.

عادة ما يركز مندوبو الشركات العقارية على مرحلة ما قبل البيع. ولكن ماذا يحدث بعد إتمام عملية البيع؟ لابد وأن تبدأ خدمات ما بعد البيع منذ أن يقوم العميل بحجز الوحدة وتستمر حتى يتم تسليم هذه الوحدة. ولكن في الواقع تعتبر خدمة ما بعد البيع من أكثر العناصر المهملة.

وطبقا للهيئة القومية للتسويق العقاري فإن ٩١٪؜ من مندوبي الشركات العقارية لا يتعاقدوا مع المشترين على تقديم خدمات ما بعد البيع.

وتبرز المشكلة حيث يتم تسليم الوحدات السكنية بعد أربع وأو خمس سنوات من التعاقد وتتغير خلال هذه الفترة احتياجات العملاء ويغيب التواصل بين العملاء والشركات العقارية كما تغيب في كثير من الأحيان متابعة العملاء في مرحلة ما بعد الشراء حتى يتم تسليم وحداتهم.
